A property purchase begins with a specific decision: a home to occupy, income to receive, or a future completion to fund. A quarterly market report can frame that decision. The building, the contract and the buyer’s own cash position still determine whether it works.

What the Q3 report says

Savills’ Dubai Residential Market Report, published on 12 October 2026, records approximately 34,500 residential transactions in Q3, down 4% from Q2, with a total value of AED 70.8 billion. Savills links the moderation largely to fewer off-plan launches and a different mix of properties sold. It describes relatively stable like-for-like pricing despite softer headline apartment and villa prices. Those are findings for the report’s market coverage, rather than a valuation of an individual home.

Build the comparison around the property

A useful comparison starts with the same community and building type, then narrows to size, layout, floor, outlook, condition and tenancy. An apartment with an awkward plan or a restricted view deserves a separate assessment from a better-positioned home in the same tower. Ask for dated transaction evidence and identify which differences explain the price gap.

A change in the mix of homes sold can move a market average even when comparable homes have changed little. Equally, a resilient headline does not resolve a weak individual asset. Keep the evidence sheet small enough to audit: the property, the comparable, the transaction date, the adjustment and the remaining uncertainty.

Three tests before choosing ready or off-plan

Astra Terra decision framework: Three tests before choosing ready or off-plan
Astra Terra editorial framework. A decision aid, not a market forecast or property valuation.

1. When must the property become useful?

For a ready purchase, inspect the home and establish its actual possession position. Where a tenancy exists, review the documents and obtain advice on any intended change of use or possession. For an off-plan purchase, work through the agreed completion provisions and the consequences of delay. Match the property’s timing to your own housing or investment needs.

2. What cash remains after the purchase?

Prepare a dated cash schedule covering the deposit, purchase instalments, applicable transaction costs, financing, service charges and any fit-out or furnishing. Keep a reserve for unexpected expenditure. If rent forms part of the plan, test a period without income and a lower achievable rent; label both as assumptions.

3. Who is the likely next buyer or tenant?

Write a practical description of the intended occupier: household size, commute, parking needs and essential amenities. Then examine whether the layout and location serve that person. For resale, review the contract’s transfer conditions and the likely cash commitments before an exit. A future sale should be treated as a scenario, with costs and timing, rather than a promised result.

Turn the shortlist into a decision record

For each candidate, keep a one-page record with three columns: verified today, assumption to test, and document still required. Put asking prices and completed transactions in separate rows. Record the source and date of each figure so that an attractive brochure does not become the only evidence carried into negotiations.

If finance is relevant, obtain a current lender assessment before committing. The main-site mortgage calculator can help structure an initial scenario, but its output is an estimate rather than a lending offer: astraterra.ae — mortgage calculator
