Dubai REST project checks: what off-plan buyers should verify

Dubai Land Department says Dubai REST exposes project progress, actual images and escrow details. Here is how buyers can turn those fields into a practical verification checklist.

About this revision

Evergreen analysis checked against the official Dubai Land Department Dubai REST service page on 14 October 2026. The image is an AI-generated editorial concept, not an app screenshot or an available property. Project availability, completion and escrow details must be checked for the specific project.

What the official service provides

Dubai Land Department describes Dubai REST as its smart real-estate services platform. For off-plan projects, the official service page says users can obtain real-time information including completion percentage, actual project images, the escrow account number and payments due to owners. It also lists approved developers and brokerage information among the wider services available.

A buyer checklist built around those fields

Start with identity. Match the project and developer shown in the official record to the reservation form and sales documents. A similar project name, tower name or marketing brand is not enough when the legal identity differs.

Then review progress evidence. Treat the displayed completion percentage and actual project images as dated observations, not a promise of a future handover date. Record when you checked them and ask the developer to explain any difference between the official status, the construction schedule and the payment milestones in your contract.

Next, verify the escrow information shown for the project. The presence of an account number is a verification point, not proof that every payment request is valid. Confirm the payment instructions against the executed documents and use an independently verified contact route before transferring money.

What the screen cannot decide for you

A project-status record does not replace review of the sale and purchase agreement, payment plan, cancellation and delay clauses, unit specifications, service-charge assumptions or your financing position. It also does not establish rental yield, resale liquidity or future price growth.

Astra Terra guidance: save a dated evidence pack for each shortlisted project and keep unresolved items visible. Compare only after the legal project identity, progress evidence, escrow details, contractual obligations and total cash schedule are aligned.
